AB-2026-13 Ryan Hervey, 748 King Circle, 09-10-278-015 The Petitioner is requesting 11 variances from Zoning Ordinance 78: Zoned R-3 Article XXVII, Section 27.01 (C)(1)(a) 1. An 11-ft. lot width variance from the required minimum 50-ft. lot width. Article VI, Section 6.04 2. Up to a 9.59-ft. front yard setback variance, from the average 29.59-ft. front setback along the block, to build a house with an attached garage at least 20-ft. from the front property line (road side). 3. Up to a 5.5-ft. rear yard setback variance, from the required 35-ft., to build a house with an attached garage at least 29.5-ft. from the rear property line (lake side). 4. Up to a 6-ft. side yard setback variance, from the required 10-ft., to build a house with an attached garage at least 4-ft. from the property line to the east. 5.
